At the URE Club event dedicated to the results of the real estate market for the first half of 2020, NAI Ukraine / Urban Experts expert Marina Gurevich made a presentation on the state and development prospects of the suburban real estate market.
Marina Gurevich told about the main trends:
- Multi-apartment buildings: globally, market trends have not changed, the consumer does not change the desired room level, and is not ready to make significant concessions in terms of comfort, project quality and infrastructure in order to reduce the budget. However, he became more picky, and is ready to spend more time looking for the best option that will satisfy all his criteria. Additional options: maximum infrastructure, terraces, apartments with a plot, planning solutions are more adapted. Top trends: city-within-city development; apartments with increased comfort.
- Cottage development: demand is generated by a new category of business audience, well versed in the trends of architecture and construction, making high demands on the convenience of location, environment and infrastructure, quality and convenience of layouts. Top trends: projects with a well thought-out master plan; optimization of formats.
- Townhouses: all developers describe the segment as very promising, because it is almost a home for the price of an apartment. For the format to be successful, a compromise must be made between the mentioned types of housing in terms of architecture, and a high-quality location: convenient road, well-developed infrastructure, convenient layout in 2 or 3 levels from 90 to 135 sq. m., and an area of about 2 acres.
